Next Wirral Waters development revealed

Details of the next Wirral Waters development have been revealed, with planners next week expected to give the green light to proposals for a new 109-home village.

If approved, a new £17m development called the Dementia Care Village will be erected on Dock Road's Northbank in Birkenhead , consisting of 34 apartments, and six households containing 72 care spaces in total and three guest bedrooms.

As well as that, there will be a host of village centre amenities open to the public, including a bistro, specialist gym, hair salon, library and range of function rooms.  Plans will go before Wirral Council 's planning committee on April 17, with members recommended to approve subject to conditions.

Speaking ahead of the meeting, Tracey Stakes, chief executive of Belong Villages, the firm behind the plans, said: “Wirral Waters is a thoughtfully designed and ambitious project and we are delighted that Peel have had the foresight to include state-of-the-art provision for later life within the scheme.

"Our experience has consistently demonstrated that older people thrive in vibrant, integrated communities and this promises to be a really exciting location for our tenth Belong village in the North West.”

As well as the public amenities, the buildings will also contain a lounge, winter garden, spa, offices, laundry and kitchen for residents. Belong has said the 72 spaces will be for those who may need advanced support and 24-hour care, such as those with dementia. 

Around 100 hours of staff time is allocated to each resident, meaning service charges payable by tenants are typically 50% higher than other retirement homes.

According to the planning report , the predominantly brick building will form an 'H' shape, with the outer wings some seven storeys in height.The village will also support people in the wider community through its registered domiciliary care service, Belong at Home, and its specialist day care service, Experience Days.

The plans received no objections from any of the authorities, nor local residents. The news follows the 500-home Wirral Waters One development given planning permission by the same committee back in December.

As a society with an ageing population, this inevitably brings more complex care needs and Belong offers an incredibly vibrant, dynamic and versatile setting for residents to enjoy, whatever their needs or abilities.”

The report to be discussed by planners said the site is around half a hectare in size, and is currently vacant with former railway tracks running through it.

It will have a total of 39 parking spaces including two disabled bays, also with two ambulance servicing bays and parking for 12 bicycles.
